Property Taxes

Property Taxes are due once a year in Richmond on the first business day of July. Richmond residents will have until July 2 to pay their property taxes without penalty. The second due date for an outstanding tax balance is Sep. 2, 2025. Any unpaid taxes after this date will receive a second penalty. 

City of Richmond Home Owner Grant

Municipalities will no longer accept retroactive or current year Home Owner Grant applications. All Home Owner Grant applications will need to be made through the Province. For more information and to claim the grant, please visit gov.bc.ca/homeownergrant.

The Home Owner Grant is designed to help homeowners with their property taxes. To determine eligibility, refer to the back of your tax notice under "To qualify for the Home Owner Grant".

There are two categories of grants that may reduce your property taxes payable. Depending on your home's assessed value and your age, you may qualify for one of the following:

Basic Grant - The basic grant is up to $570.

Additional Grant

The additional grant is for those 65 years and older is up to $845.

Homeowners eligible for the Basic Grant must pay a minimum property tax of $350. Homeowners eligible for the Additional Grant must pay a minimum property tax of $100.

The Home Owner Grant must be claimed by the Tax Due Date noted on your Tax Notice to avoid penalty. You will not receive the grant if you fail to complete the application form.

About the home owner grant

Most eligible property owners qualify for the regular grant (also called the basic grant). 

Instead of the regular grant, you may qualify for a higher amount of grant (called the additional grant) if you are:

  • A senior
  • A veteran
  • A person with a disability
  • Living with a spouse or relative with a disability
  • A spouse or relative of a deceased owner who would have qualified for the additional grant

To qualify for the grant:

You must

Be the registered owner of the residence (or a spouse or relative of the deceased owner)

Be a Canadian citizen or permanent resident of Canada

Live in B.C.

Occupy the residence as your principal residence

The assessed or partitioned value of your property does not exceed the grant threshold

You must meet additional requirements if you are buying or selling your property

Important Notice

During a postal disruption, ensure you have claimed your home owner grant before your property tax due date as penalty and interest rules will still apply on unpaid amounts. You do not need your property tax notice to claim your grant.
